Rain Here To Stay? Stay Dry with Mid-State Basement Systems!
Why Does Water Get Into Basements?
Water can find its way into your basement through the tiniest cracks and gaps. During heavy rains, the soil around your foundation becomes saturated, creating hydrostatic pressure that pushes moisture through walls, floors, and window wells. Without proper drainage or protection, that water ends up right where you don’t want it—inside your home.
Our Proven Waterproofing System
At Mid-State Basement Systems, we use a full-perimeter waterproofing approach to stop water in its tracks and keep your basement dry for good. Our products are trusted by thousands of homeowners and backed by industry-leading warranties. Here's how it works:
WaterGuard® Interior Drainage System
WaterGuard is our most popular drainage solution. It’s a specially designed piping system that sits just above the footing of your foundation—out of the mud zone—so it won’t clog. We install it along the inside perimeter of your basement to collect any water entering through the walls or floor joint. That water is then directed to a sump pump.
TripleSafe™ Sump Pump System
The heart of any basement waterproofing system is a reliable sump pump—and TripleSafe is the gold standard. It includes three pumps in one:
-
A primary pump for normal volumes
-
A secondary pump in case the first one fails or can’t keep up
-
A battery backup pump to keep your basement dry during power outages
It all fits inside a durable, airtight sump liner with a sealed lid to keep out odors and debris.
CleanSpace® Wall & Floor Vapor Barrier
To prevent moisture from entering through porous concrete walls or floors, we can install CleanSpace—our bright white vapor barrier. This heavy-duty liner not only stops water vapor from entering your basement, but also helps guide any wall leaks down into the WaterGuard system. Bonus: it makes your basement look clean and finished!
IceGuard® Discharge Line Protection
Worried about your sump pump discharge line freezing during cold snaps? IceGuard solves that. This attachment ensures that water can escape even if the exterior line becomes frozen or blocked.
How It's Installed
Our trained crews complete most waterproofing jobs in just a few days with minimal disruption to your home.
-
Preparation: We carefully remove a portion of your basement floor along the perimeter to create space for the WaterGuard system.
-
Installation: We place WaterGuard in the trench and connect it to the sump pump. Then we install your CleanSpace liner and any other accessories.
-
Concrete Restoration: We pour new concrete over the trench, leaving a clean finish that blends into your existing floor.
-
Testing & Clean-Up: We test the system thoroughly and clean up after ourselves—you won’t even know we were there (aside from your dry basement, of course!).
